At the same time inventory is rising, sales closed in July took a nose dive compared to July, 2006, down a rather significant 20%. On the bright side, both median price and average sale price are up compared to July, 2006, while days on the market has only increased about two weeks. All three of these factors are important and show that while the market has softened, it hasn’t tanked. For example, the last time inventory was this high, days on the market averaged nearly five months.
