Sell This House - Dothan Edition

Just like the television show, where they use hidden cameras to gauge buyers response to a property as they walk through, I get to see first hand some interesting reactions to some interesting “features” of different homes. The typical buyer reaction; “What were they thinking?” Here are some examples of poor staging by a home seller that I have seen around the Dothan area.

Consider your paint scheme when selling your home in DothanKid’s rooms - Everything from Barney to the Ninja Turtles. While cute and workable for younger children, when a family with teenagers sees this, the first thought in their mind is money out of their pocket to change it. Same thing for teenager’s rooms. Rock posters and the like (forgive me Def Leppard!) may have the same effect.

Theme rooms - It is amazing to see how many homes around Dothan have an entire room devoted to either Alabama or Auburn football. And as heated as the rivalry is, fans of the other team are likely to pass on your home when they will have to paint over the crimson or blue and orange color scheme. Some die-hard fans would even call the property stigmatized.

The collection - You’ve seen them. Walls so full of pictures you can’t tell the color of the paint. That knick-knack collection inherited from grandma covering every bookcase and hutch in the house. Being sentimental is fine, but buyers have a hard time seeing past these things. In addition, these items are easily bumped and broken, especially when the three year old that loved the Barney room gets excited.

Outlandish wallpaper and paint schemes - This goes for outdated decor as well. The wallpaper from the 70’s and the pink or lime green bathroom tile need to go. Again, the dollars are adding up in the potential buyer’s head as they consider changing all of this.

So what is the solution? Just like on TV, neutral is always better. That way the buyer’s furnishings are less likely to clash with anything pre-existing in the home. So knock down that loud wallpaper and give the Ninja Turtles a kick out the door with a fresh coat of neutral colored paint. Our objective with our marketing plan is to expose your home to the greatest number of buyers interested in Dothan area real estate. Your job (which is just as important) is to make it appeal to the greatest number of these buyers.
