I have covered ad nauseum how we are now in a buyer’s market and that the number of homes for sale in Dothan continues to rise. Here is quick list of things home sellers need to do to get their home sold in this market.
Don’t underestimate the power of the view from the street. Curb appeal is paramount to getting buyers through the front door. Fresh landscaping including sod, flowers, and even pine straw in the beds will make a huge difference. Remember, if they don’t like the outside, they will never get a chance to like the inside.
Again, fresh paint and ceramic tile flooring and back splash go a long way. Stainless steel appliances also add a perception of value. New counter tops and refinished cabinets do the same. If you only have the budget for limited upgrades, the kitchen is where you need to spend it.
There are lots of options for closets today, and having a professional look, even if you do it yourself, is important. No one wants to look at your clothes from 10 years back, so having closets only half filled is a step in the right direction. Also, put shoes on racks so there is nothing on the floor. Use the thickest towels you can find and include hand towels by the vanity. In the bedroom, thick white sheets and pillows are sure to impress, as well as scented candles and warm wall colors. Everything you would expect at the most expensive hotel.
It is easy to overlook the simple things such as these that will set your home apart from the rest. I can’t stress enough how important staging your home for buyers is, especially in today’s market.
