Dothan real estate market - December Sales report

I have to admit, I had to check this months number a couple of times, because I didnt believe what I saw. The number of homes sold in Dothan in November was down over 50% from November, 2007. Last November, there were 106 homes sold. This year, we had a paltry 51, which incidentally is the lowest monthly sales number since October, 2005. I guess I didnt see it coming because we seemed to be fairly business around here.
Im inclined to think that this significant drop is just a correction after a third quarter where home sales were actually up in Dothan. Hopefully we will have a better picture in a few weeks.
The number of pending home sales remain fairly steady however. There are currently 111 sales pending in the Dothan MLS.
Single-family home sales are down about 10.4% for the year through November.

Dothan Planning Commission Meeting - December, 2008

The December meeting of the Dothan Planning Commission was short and fairly uneventful, as one might expect in December.
Approval for a preliminary plat for Cottonwood Downs subdivision, to be located between Trawick Road and Bob Hall Road in southwest Dothan. This development will have 181 lots, each approximately 50′ wide, with a minimum lot area of 5,000 square feet. The Dothan City Commission will have to approve rezoning of the property before construction can begin. It is interesting to note that this is the second or third time that this property has been before the Planning Commission. Not sure why, but it looks like this time construction is actually going to begin.
Development plans for Staybridge Suites, to be located in the 5100 block of Montgomery Highway, were approved, as well as plans to replat a residential area on Fifth Avenue.

Dothan Real Estate Market - December Inventory Report

There hasnt been much movement either up or down in the number of homes for sale in the Dothan MLS over the past several weeks. Single family houses for sale peeked around 1,030 in early November, but have since settled back down to around the 1,000 mark. Considering that an increase in inventory during the fall is very common, it looks as though the top may have been reached. We will know after the first of the year, when another surge upward could occur.
Absorption rate
A big fall in the number of homes sold in November (more in the sales report coming next week) lead to a rise in absorption rate. Refreshing everyones memory, absorption rate is the number of month of inventory currently on the market at the current sales pace. In other words, how long it would take to clear all the homes for sale on the market if no more were listed.
The absorption rate for December is up to 12.67 months, the highest since at least 2000 or 2001.
