Whitfield estates neighborhood in DothanWhitfield Estates is located on South Brannon Stand Road and is adjacent to The Highlands and Highland Oaks golf course. The feature that immediately catches your eye as you enter Whitfield Estates is the landscaping. The Whitfield Ladies Club is very active in sponsoring seasonal activities that include the entire neighborhood. Dothan Neighborhoods - Odom Woods

Dothan neighborhood welcome matOdom Woods Subdivision, located in northwest Dothan, blends style, convenience, and price all in one nice package. Located on John D. Odom Road between Murphy Mill Road and Montgomery Highway, Odom Woods is one of the few neighborhoods in Dothan where many natural areas and mature trees were left during construction. The Garden District - Dothan’s Unique Neighborhood

Garden district scene in dothanDothan neighborhoods are as unique as the people who live in them.  Each has a personality that becomes clear as your drive down each street.

One of the most popular Dothan neighborhoods is called the Garden District. Located in northwest Dothan, the Garden District is roughly bordered by West Main Street, North Park Avenue, Montgomery Highway, and Ross Clark Circle. Known far and wide for the annual Azalea Dogwood Trail in springtime, the beauty of this area is really unparalleled in Dothan. The explosion of color from the azaleas, dogwoods, and camellias, the unlimited shades of green on the lawns, and the elegance of the pastel colored antebellum gowns worn by the Trail Queen and her court set this neighborhood apart.

The Garden District is unique in that there are many architectural styles and home sizes within the neighborhood. Unlike many new subdivisions, where every house is in the traditional style and the vast majority have red brick exteriors, the Garden District offers homes of all shapes and sizes. Several homes on North Cherokee Avenue and Girard Avenue are quite large Colonial or Georgian style homes, while there are many cottage style smaller homes on North Orange Street and Choctaw Street on the eastern side of the neighborhood and even townhouses on Martha Avenue and North Roberta Avenue. You can see contemporary style homes, with their low roof lines and abstract facades, scattered throughout the area.

Many children who grew up in the Garden District enjoy moving back to the area to start their family. Solomon Park, where many played as children, is just a short stroll away. Girard Elementary and Middle Schools are also within walking distance, and many amenities, such as some of Dothan’s best restaurants and shopping, are a five or ten minute drive from the neighborhood.

April Dothan Planning Commission Meeting

The agenda for this month’s Dothan Planning Commission was relatively short, with only a couple of items causing much discussion. The development of the next phase of Hidden Lake Subdivision was far and away the hottest topic of the day.

This development was originally brought to the Planning Commission in October, 2006, and was approved. Plans presented at that time included much green space, walking trails, and several small parks on the 167 acre site. The development never started because this was around the time the new construction market in Dothan softened.

Fast forward 18 months, and although the new home market is still soft, it is relatively steady. Because of the need to maximize their investment, the developers came back with new plans that eliminated 12 acres of open space and parks while adding 31 lots, bumping up the total number to 353. Residents living in the current Hidden Lakes feel they were mislead back in 2006. The new plans met all the requirements for approval, so the commission had little choice but to approve. The market wins.

There were several citizens attending concerned about a development in north Dothan that was on the agenda, only to be tabled. The area of the proposed subdivision is mostly rural, even though it is only a couple of miles outside of town. Developing a 71 acre parcel and putting over 200 houses on it, in an area that is predominately quiet and rural, will always bring a crowd. Should be an interesting meeting next month.

Hidden Lake School Zone Neighborhoods

One of the most popular elementary schools in the Dothan City School system right now is Hidden Lake Elementary. The school has grown to one of the largest elementary schools in Dothan in just a few short years, and has been expanded once a couple of years ago. Located in southeast Dothan, this area is one of the fast growing in the city.

There are currently about 75 homes for sale in the Hidden Lake school zone, ranging from a two bedroom, one bath on Barnard Street priced at $41,350 to a four bedroom, four bath executive home in Hidden Lake subdivision, listed for $397,500.

There were 22 homes sold in this area of Dothan in the last quarter of 2007, which translates to an absorption rate of 10.22 months.
